FIRST TIME HOMEBUYERS

If you are reading this as a First Time Home Buyer you are one of the lucky ones! In today's market you have things going for you almost unheard of in the recent past, things like:

1. Historically low interest rates
2. Low/negotiable prices
3. Special incentives, like the $8,000 tax credit for first time home buyers (or anyone who has not owned a home for at least 3 years).

Are you worried about how to get money for closing costs?  You may think you need to put 20% down, with additional funds needed for other closing costs.  If that sounds impossible for you I have some good news.  In fact, I have worked with at least five buyers in the last few months who've only had to pay a very small percentage of their closing costs in order to purchase their first home.

If you contact me for help as a first time home buyer, I will work hard to get you the help you need.  I can connect you with some terrific local lenders who have access to funds especially designated for certain kinds of buyers.  Another tool in my toolbox is to require money back from the Seller at closing, to help towards your closing costs.  There are ways to make it work, and you have reason to be very optimistic about your chances of being able to purchase your first home.
